At Bourne & Co, we believe in being clear, fair, and transparent from the outset. The law now strictly limits what tenants can be charged, and below is a full breakdown of all permitted payments.

Holding Deposit

To reserve a property, we require a holding deposit equal to one week’s rent. The holding deposit is a refundable payment that shows your commitment to proceed with the tenancy while referencing and pre tenancy checks are completed.

The holding deposit will be deducted from your first month’s rent upon successful completion of referencing and agreement of the tenancy.

The holding deposit may be retained in the following circumstances:

  • If you withdraw from the tenancy
  • If you provide false or misleading information
  • If you fail a Right to Rent check
  • If you fail to take reasonable steps to enter into the tenancy within 15 days, or another agreed timeframe

Rent

As agreed within your tenancy agreement

Rent is payable in advance and will be clearly set out before you commit to the property.

Tenancy Deposit

Five weeks’ rent
or
Six weeks’ rent where annual rent exceeds £50,000

This is a refundable deposit held to cover any breaches of the tenancy agreement, such as damage or unpaid rent.

Your deposit will be protected in a government approved tenancy deposit scheme.

Change of Tenancy

£50 including VAT

This applies where a tenant requests a variation, assignment, or novation of the tenancy agreement, such as a change of sharer.

Early Termination, Tenant Request

If you request to end your tenancy early, you may be liable for the landlord’s reasonable costs associated with re-letting the property.

This may include:

  • The cost of marketing the property
  • Referencing of a replacement tenant
  • Rent due until a new tenancy begins

Any charges will be limited to the actual costs incurred and will not exceed the loss suffered by the landlord.

Default Fees

These only apply where specified within your tenancy agreement.

Lost key or security device

Where the loss makes it necessary to repair, replace, or re‑secure a lock, the Tenant will be required to pay the reasonable costs actually incurred for the locksmith, lock, and any necessary replacement keys.

You will only be charged the reasonable cost of those works.

Late rent

We do not currently charge interest on late rent.

Utilities and Other Payments

You will be responsible for the following during your tenancy:

  • Utilities such as gas, electricity, and water
  • Council Tax
  • TV Licence
  • Communication services such as broadband or telephone

Important Information

All fees listed above are fully compliant with the Tenant Fees Act 2019.

We do not charge any fees other than those expressly permitted by law.
